What if I have real estate in different states?

Real estate usually must be probated in the state where it is located. This may require a decedent’s estate to be probated in several states at additional legal and administrative costs. A typical solution is to transfer the real estate into an LLC or Revocable Living Trust while still alive, thereby converting the real estate to an intangible asset which can be easily transferred without any ancillary probate in the other state(s).
